- Pressure Cleaning
ACS Commercial Cleaning provides commercial pressure cleaning across Melbourne for office buildings, retail properties, warehouses, strata common areas, car parks and industrial sites. Melbourne businesses use “pressure washing” and “pressure cleaning” interchangeably, and so do we. Both describe the same method: high pressure water used to remove built up dirt, grime, staining and surface contamination from hard exterior and interior surfaces.
We do not start a pressure cleaning job by selecting maximum pressure and working through the site. We assess the surface, the existing condition, and what the surrounding area can tolerate, then apply the method that matches what we find. The wrong pressure or the wrong technique on the wrong surface can strip protective coatings, force water into cracks and joints, or damage signage and render, and a facility manager should not have to take that risk on trust.
Every ACS technician is a direct employee, police checked and trained. We are triple ISO certified and back every contract with a 30 Day Money Back Guarantee.

Book a Free AssessmentWhat Is Commercial Pressure Cleaning?
Commercial pressure cleaning is the use of high pressure water, applied with equipment and technique matched to the surface, to remove dirt, grime, mould, staining and built up contamination from hard exterior and some interior surfaces on commercial and industrial properties. It covers building exteriors, pathways, car parks, loading areas, entrances and hard floor surfaces where routine cleaning cannot remove embedded or weathered contamination.
It is different from routine commercial cleaning in two ways. Routine cleaning maintains a surface that is already reasonably clean. Pressure cleaning restores a surface that has accumulated contamination over months or years, and it is typically scheduled periodically rather than as part of a daily or weekly clean.
Pressure Washing or Pressure Cleaning: Same Service, Different Name
Both terms describe the same method in the Australian commercial market, and Melbourne businesses search for both. What actually varies is the approach within that method: the pressure level, the nozzle and technique, and whether any additional agitation or detergent is used. That decision depends entirely on the surface and the contamination, not on which term you used to search for it.
Why We Assess the Surface Before We Start
Pressure alone does not determine whether a clean is effective or safe. Two surfaces that look similar from a distance, painted render and bare concrete, for example, can require completely different pressure levels, nozzle types and standoff distances. Using the wrong combination can strip paint or coating, drive water behind cladding or into expansion joints, damage mortar in older brickwork, or leave a surface looking patchy rather than clean.
Before we quote a job, we assess surface type and condition (concrete, render, brick, tile and coated metal all respond differently under pressure), existing coatings or treatments, contamination and staining type, access and surrounding areas including glazing, garden beds and pedestrian traffic, drainage, and your operating hours and required outcome.
This is what a written Scope of Works is for. It documents the surfaces covered, the method for each, access arrangements and the standard expected, agreed before work begins rather than decided on the day.
Commercial Properties We Support
- Office and Commercial Buildings Entrances, ground floor building exteriors, walkways, awning undersides and accessible facade areas.
- Retail Properties Storefronts, entrance areas, walkways and shared frontage where street level presentation affects customer perception.
- Warehouses and Industrial Sites Loading dock aprons, hardstand areas, external walkways and yard surfaces. Interior industrial floor cleaning sits within our dedicated Industrial Cleaning and Warehouse Cleaning services (see Section 5).
- Car Parks Surface level cleaning of car park floors, ramps and pedestrian areas, removing oil staining, tyre marks and general grime that accumulates in vehicle areas.
- Strata and Common Areas External walkways, entrances, undercover areas and shared surfaces within strata managed properties, coordinated with the building’s broader cleaning program.
- External Walkways and Entrances High traffic pedestrian surfaces that accumulate grime, gum and staining faster than most other exterior areas.
Pressure Washing Commercial Buildings
Building exteriors accumulate contamination unevenly. North and west facing walls weather differently to shaded sides. Areas near entrances and loading zones collect more grime than upper sections, and ground floor render, cladding and masonry each hold and release contamination differently under pressure.
For commercial building exteriors, we clean accessible ground and lower level surfaces including entrances, walkways, ground floor facade sections and awning undersides, scheduled to avoid disrupting building access and foot traffic. Where a building’s exterior condition suggests a coating issue rather than a surface soiling issue, such as flaking paint or a failing render coat, we will tell you that rather than pressure cleaning over a problem that pressure cleaning cannot fix.
Industrial Pressure Cleaning
Industrial sites present a different set of problems to a retail frontage: larger hard surface areas, heavier and more varied soiling, oil and grease staining in vehicle and loading areas, and cleaning that has to work around an operating site rather than an empty one after hours. Pressure cleaning is typically used for loading dock aprons, hardstand and yard areas, and external walkways, with access planned around your site’s operating hours and dispatch windows.
Interior industrial floor cleaning, including ride on scrubbing, degreasing of forklift pathways and machinery bays, and ongoing floor maintenance inside a working facility, is delivered through our Industrial Cleaning Melbourne and Warehouse Cleaning Melbourne services, which cover the full internal cleaning program for a working industrial site. Where a client needs both exterior pressure cleaning and an internal cleaning program, we coordinate both under one Scope of Works rather than treating them as separate arrangements.
Industrial Pressure Cleaning
Routine commercial cleaning maintains the inside of a premises on a daily or weekly schedule. Exterior hard surface cleaning operates differently. Contamination builds up over months through weather exposure, vehicle traffic and general use, so exterior cleaning is scheduled periodically, typically quarterly to twice yearly depending on location and exposure, rather than as a routine weekly task.
Where a client already has an ongoing ACS commercial cleaning contract, periodic exterior pressure cleaning is scheduled as part of that relationship, with the same accountable contact managing both. Where it is a standalone requirement, it is scoped and quoted on its own.
Commercial Pressure Cleaning in Melbourne CBD
CBD pressure cleaning carries constraints that suburban sites do not. Access to entrances and walkways is often restricted to defined time windows to avoid pedestrian traffic. Loading dock and equipment access frequently needs to be booked with building management in advance. Neighbouring businesses and ground floor tenancies need to be considered when scheduling work that generates noise, water runoff or temporary access restrictions. And building management bodies in CBD towers typically require contractor induction and documentation before any exterior work proceeds.
We confirm these requirements during the site assessment, plan work around the building’s actual access windows, and coordinate with building management where required, rather than assuming a standard suburban approach will work in the CBD.

1
We inspect the surface type, condition, access and surrounding areas before recommending a cleaning method or providing a price, helping ensure the process is suited to the site rather than based on a generic rate.
2
Every pressure cleaning job has a clear Scope of Works outlining the surfaces covered, agreed cleaning approach and expected outcome before work begins, so your team knows exactly what is included.
3
ACS uses directly employed, police-checked and trained technicians rather than unfamiliar subcontractors booked for the day, giving us stronger control over site induction, communication, workmanship and accountability.
4
Pressure cleaning can be planned around trading hours, staff access and vehicle movement to minimise disruption. For existing ACS clients, periodic pressure cleaning can also be coordinated with the broader cleaning program.
5
ACS operates under ISO 9001, ISO 14001 and ISO 45001 certified management systems. If an issue arises, we investigate the cause, adjust the approach and remain accountable until the agreed outcome is restored.
What Determines Commercial Pressure Cleaning Pricing
Pricing depends on total surface area, surface type and condition, level of contamination, access complexity and whether the job is standalone or scheduled within an existing cleaning contract.
A generic price per square metre cannot account for a site with restricted access, heavy oil staining, or delicate surfaces requiring a slower, lower pressure approach. This is why an onsite assessment produces a more reliable quote than a phone estimate: we can only price accurately once we know what we are actually cleaning and what the site allows.
Standalone Commercial Pressure Cleaning

|---|---|
| Weekday pressure cleaning | From $90 + GST per hour |
| Weekend pressure cleaning | From $110 + GST per hour |

For clients with an ongoing ACS commercial cleaning contract, pressure cleaning is scheduled as periodic work at contracted rates. Larger sites are quoted as a fixed price after inspection.

Frequently Asked Questions
01. What is the difference between pressure washing and pressure cleaning?
No real difference. Both terms describe the same method in the Australian commercial market. What varies is the specific approach used within that method, which depends on the surface and contamination rather than which term was searched.
02. What commercial surfaces can be pressure cleaned?
Concrete, render, brick, some tiled surfaces, coated metal and hard flooring can generally be pressure cleaned, with the pressure level and technique adjusted to the surface. Delicate, damaged or already failing coated surfaces may need a different approach, or repair before cleaning rather than cleaning itself.
03. Can pressure washing damage commercial surfaces?
Yes, if the wrong pressure, nozzle or technique is used for the surface. This is why ACS assesses the surface and existing condition before recommending a method, rather than applying a single standard approach to every job.
04. Can pressure cleaning be done outside business hours?
Yes. Most commercial pressure cleaning is scheduled after hours or on weekends to avoid disrupting trading, staff or customer access.
05. How often should commercial properties be pressure cleaned?
Typically quarterly to twice yearly for most commercial exteriors, depending on location, exposure and traffic. High exposure areas such as entrances and loading zones may need more frequent attention. We recommend a schedule based on your site during the assessment.
06. Can industrial floors be pressure cleaned?
Exterior industrial surfaces including loading dock aprons, hardstand and yard areas are commonly pressure cleaned. Interior industrial floor cleaning, including degreasing inside a working facility, is covered under our dedicated Industrial Cleaning and Warehouse Cleaning services, which include pressure washing as part of a broader internal floor care program.
07. Does ACS provide commercial pressure cleaning in Melbourne CBD?
Yes. CBD work is planned around building access windows, pedestrian traffic and building management requirements, confirmed during the site assessment.
08. What happens if one clean does not fully resolve the problem?
If an agreed standard is not met, we investigate why, whether that means a different method, more contact time, or a different product approach, and address it under our 30 Day Money Back Guarantee rather than leaving the outcome unresolved.
