Large Office Cleaning Melbourne

ACS Commercial Cleaning Melbourne

A large office does not just need more cleaning. It needs a different kind of management.

In a small office, one cleaner covers everything in a single visit and the office manager sees the result the next morning. In a large office, multiple cleaners work across multiple floors, bathrooms and kitchens simultaneously, after hours, unsupervised, following a scope that covers dozens of individual zones. The office manager is not there when the work happens. They only know whether it worked when staff arrive the following day and either notice nothing, which means it worked, or notice something, which means it did not.

ACS Commercial Cleaning provides large office cleaning across Melbourne for multi floor tenancies, high headcount workplaces, corporate head offices and large professional services environments. We currently clean large office environments for Cambridge University Press and Assessment, Housing Industry Association and DPM Financial, alongside a broader portfolio of Melbourne commercial offices. Our approach is built around a documented Scope of Works, consistent core teams, structured supervision and a clear process for resolving problems when they occur, because in a large office, they will.

What Makes Large Office Cleaning Operationally Different

Multiple zones with different requirements: A large office is not one uniform space. It typically contains open plan work areas, enclosed offices, one or more kitchens, multiple bathroom blocks, meeting rooms and boardrooms, a reception and client facing area, a server or comms room perimeter, print and copy areas, and staff amenities. Each of these has a different cleaning frequency, a different standard and a different sensitivity. A boardroom used for client meetings needs to be spotless every morning. A print room needs attention twice a week. Treating them all the same either over services the low priority areas or under services the ones that matter.

High headcount, heavy usage: More people means more waste, more kitchen mess, more bathroom traffic and more wear on carpets and hard floors. A 10 person office generates manageable volumes. A 100 person office generates volumes that require a structured waste management approach, not just a bigger bin run. Bathroom consumables run out during the day rather than lasting between cleans. Kitchen sinks are full by 10 AM. Carpet traffic lanes develop in weeks rather than months.

Hybrid occupancy patterns: Most large Melbourne offices now run at peak occupancy Tuesday to Thursday and lighter on Monday and Friday. A five day cleaning schedule written for full occupancy is paying for two days of cleaning the office does not need. A three day schedule aligned to midweek peak with reduced scope on quiet days returns the saving to you. We assess your actual attendance pattern during the onsite inspection and build the Scope of Works around it.

After hours access, security and building management: Large office cleaning happens after hours, typically between 5 PM and 10 PM. In managed CBD and inner city towers this means building inductions, swipe card issuance for named staff, loading dock bookings for equipment, and coordination with building security. In suburban office parks the access is usually simpler but the principle is the same: documented procedures, named staff, and auditable records of who was in the building and when.

How ACS Structures a Large Office Cleaning Program

The Scope of Works

Every large office contract starts with a written Scope of Works. This is not a generic checklist. It is a document listing every zone in your office, the tasks to be performed in each, the frequency for each task, and the standard expected. It is agreed and signed before the first clean.

This matters more in a large office than a small one because the number of tasks, zones and frequencies creates more room for misunderstanding. Without a written scope, the conversation about a missed task becomes a debate about expectations. With one, it becomes a straightforward check against a document.

Zoned cleaning

ACS divides a large office into cleaning zones, each with its own task list and frequency. A typical zoning structure:

ZoneTypical frequencyWhat it covers
Reception and client areasEvery visitDesks, glass, floors, high touch surfaces
Open plan work areasEvery visitDesk surfaces, vacuuming, bins, high touch
Kitchens and breakroomsEvery visit, with periodic deep cleanBenches, sinks, appliances, floors, bins
BathroomsEvery visitToilets, basins, mirrors, floors, consumables
Boardrooms and meeting roomsEvery visit or as usedTable, chairs, glass, AV surrounds, bins
Enclosed officesEvery visit or reduced frequencyDesk, floor, bin, high touch
Print and copy areas2 to 3 times per weekSurfaces, floors, waste
Server room perimeterWeeklyExternal surfaces only, no equipment
Staff amenitiesEvery visitShowers, lockers, end of trip if applicable

The zoning is confirmed during the site assessment and built into your Scope of Works so every cleaner knows exactly what happens where.

Consistent core teams:
ACS aims to keep the same core cleaning team assigned to your office for the duration of the contract, so the people cleaning your premises know the layout, the alarm codes, the waste zones and the specific standards floor by floor. When a team member is unavailable, managed relief coverage is provided from within the ACS workforce rather than sourced externally, so the replacement has been trained to ACS standards even if they are unfamiliar with your specific site.

Monthly supervisor inspections:  An ACS area supervisor inspects your office monthly against the Scope of Works. Results are documented and shared with your nominated contact. This is what catches a standard drift before it becomes a pattern. If a zone is consistently falling short, the inspection identifies it and the process is adjusted, rather than waiting for your staff to complain.

What Large Office Cleaning Includes

Routine cleaning (every visit): desk and workstation surface wiping, vacuuming of carpeted areas, mopping of hard floors, kitchen bench and sink cleaning, appliance exterior wiping, bathroom cleaning and sanitisation, consumable restocking, high touch surface disinfection of door handles, light switches, lift buttons and shared equipment, bin emptying and waste removal, glass partition and internal glass cleaning, reception and entry area presentation.

Periodic cleaning (scheduled into the program): carpet extraction using hot water extraction, hard floor scrubbing, buffing or strip and seal, kitchen deep clean including appliance interiors, bathroom deep clean including grout, air vent and ceiling register dusting, blind cleaning, window cleaning of internal and accessible external glass. These are scheduled into your program at agreed intervals rather than treated as separate arrangements.

What Happens When Something Is Not Right

In a large office with multiple zones, multiple cleaners and five cleaning visits per week, things will occasionally not be to standard. The question is not whether that happens. It is what happens next.

When an issue is raised, ACS investigates what went wrong rather than simply apologising and promising it will not happen again. If a zone was missed, we check whether it was a one off error or a pattern. If a bathroom is consistently not meeting expectations, we look at whether the time allocation for that zone is realistic or whether it needs adjusting. If a team member is underperforming, that is managed through supervision rather than hoped away.

The Scope of Works is the reference point. The monthly inspection is the early warning system. And when something still gets through, the escalation path reaches a decision maker directly. Founder led by Hannah Kasay, Victorian Labour Hire Licence VICLHL06255.

Why Large Offices Choose ACS

Large offices need more than a cleaning team. They need clear systems, consistent standards and a provider that takes responsibility when something is not working. ACS combines structured Scope of Works, operational oversight, consistent core teams and practical issue resolution to keep complex office environments running to the agreed standard.

1

When something is not meeting the agreed standard, ACS investigates what caused it, determines what needs to change and stays accountable until the agreed outcome is achieved.

2

Every large office cleaning programme is built around defined zones, tasks and frequencies so the cleaning team and facility manager have the same expectations from the beginning. The existing draft already establishes this as a core ACS process.

3

ACS aims to maintain a consistent core team familiar with the office layout, access requirements, cleaning zones and site expectations, supported by managed relief coverage when required.

4

Monthly supervisor inspections are completed against the Scope of Works so declining standards can be identified and corrected before they become recurring complaints.

5

Large offices require different frequencies across bathrooms, kitchens, workstations, meeting rooms, reception areas and multiple floors. ACS structures the programme around actual usage, headcount and hybrid attendance rather than treating the whole office the same.

6

Support the service with ACS proof such as triple ISO certification, Victorian Labour Hire Licence and the 30-Day Money-Back Guarantee, but do not make certifications the whole message. The core differentiator remains how ACS manages the cleaning outcome.

Hannah and the team at ACS, were very easy and efficient to deal with. We completed all bookings whilst interstate. The process flowed very easily and nothing was a problem. Their work was also 5 star, completing a commercial warehouse clean after we had vacated. We would highly recommend ACS

Frequently Asked Questions

01. How much does large office cleaning cost in Melbourne?

Most large office contracts run between $1,500 and $3,500+ per month depending on floor area, headcount, bathroom count and frequency. Multi floor tenancies are quoted individually after a site assessment.

Most large offices with 50+ staff need cleaning three to five times per week. Hybrid offices with peak midweek attendance often clean three times per week aligned to Tuesday through Thursday, with reduced scope on quiet days.

Yes. We assess your actual attendance pattern and build the Scope of Works around it, with full service on peak days and reduced scope on quiet days, so you are not paying for five days of cleaning when your office is full for three.

A written document listing every zone, task, frequency and standard for your office, agreed before the first clean. It is the reference point for every monthly inspection and every conversation about whether the standard is being met.

05. How do you handle complaints about missed tasks?

We investigate what went wrong rather than simply apologising. If a zone was missed, we check whether it was a one off or a pattern. If a standard is drifting, we adjust the process. The monthly supervisor inspection is designed to catch these issues before they become complaints.

Yes. Multi floor offices are divided into zones per floor with the Scope of Works specifying the standard for each. The same structured approach, monthly inspections and single accountable contact applies across all floors.

Yes. Carpet extraction, hard floor maintenance, kitchen deep cleans and other periodic work is scheduled into the program at agreed intervals rather than treated as a separate arrangement with a separate provider.

ACS aims to keep a consistent core team assigned to your office. When a team member is unavailable, managed relief coverage is provided from within the ACS workforce so the replacement has been trained to ACS standards.
